Common questions
How much will I walk away with when I sell?
Start with the sale price, then subtract your mortgage payoff, agent commissions, Florida deed stamps (0.70% of the price in most counties), title and closing fees, any repairs or credits agreed with the buyer, and prorated property taxes. What's left is your net proceeds.
Are agent commissions fixed?
No. Commissions are negotiable, and since 2024 how the buyer's agent is paid is agreed separately. The percentages in this calculator are examples only; enter the figures you agree.
Who pays for the owner's title policy in Florida?
It varies by county and by what the contract says. In much of Central Florida the seller customarily pays, but check your contract.
What are prorated property taxes?
Florida property taxes are paid in arrears, so the seller usually credits the buyer for taxes from January 1 to the closing date. The calculator works this out from your annual tax and estimated closing date.
Estimates for planning only. Commissions are negotiable and not set by law. Costs vary by county and contract.
