Current builder incentives near you
Many builders offer incentives to help buyers: money toward closing costs, a lower interest rate, upgrades or a lower price. Some are excellent. Some are not as good as they look.
Why get advice before you choose
- The type of incentive matters. A permanent rate buydown lowers your rate for the life of the loan. A temporary buydown (such as a 2-1) only lowers it for the first year or two. A closing cost credit lowers the cash you need.
- Most builders insist you use their lender to get the incentive.
- That lender sometimes charges more on the loan (a higher rate or extra fees) to win back part of what the incentive costs.

Common questions
Do I need my own agent to buy a new build?
You don't have to, but it's wise. The builder's sales team works for the builder. Your own agent works for you, often at no cost to you, but most builders require your agent to be with you, or registered, on your very first visit. Agents added later are usually refused.
What incentives do builders offer?
Common incentives include closing cost credits, rate buydowns (paying to lower your interest rate, either temporarily or for the life of the loan), upgrades and price reductions on homes that are already built. Offers change often, so ask for the current ones.
What is a CDD fee?
A Community Development District is a special district that pays for a community's roads, water and amenities. Owners repay it through a charge on the annual property tax bill. It can add hundreds or thousands of dollars a year, so include it in your monthly cost.
Should I use the builder's lender?
Builders often tie incentives to their preferred lender. Compare the full picture, including the rate, fees and incentive, with an independent quote before deciding.
Prices, incentives and fees are set by builders and change often. Always confirm with the builder.
