Moving up

Ready for your next home?

Most move-up buyers have three questions: what is my home worth, what can I afford next, and how do I time the sale and the purchase? Here's how to answer all three, and a quick form so we can plan it with you.

Common questions

Should I sell first or buy first?

Selling first gives you a firm budget and no double payments, but you may need somewhere to stay. Buying first means you move once, but you may carry two homes for a while. A bridge loan or an Extra Credit line on your current home can help you buy first.

Can I keep my current home as a rental?

Often, yes. Lenders usually count about 75% of the expected rent toward the payment on your current home, and you'll need enough income and reserves for both. Remember the homestead exemption ends when it stops being your main home, and you'll need landlord insurance.

How much equity do I have?

Roughly what your home would sell for, minus what you owe and the costs of selling. Our free home value report and the seller net proceeds calculator give you a quick estimate.
